Where is Peach Creek Farms located? We are located at Quiet Springs Trail, Willis, Texas 77378 in San Jacinto County near the corner of Kelly Road and FM 3081. If you use Google or Apple Maps, you should be able to find us by typing in Peach Creek Farms.

 

Which public school district are you zoned to? Willis Independent School District

What is the current status of the community? All lots are sold out!

What are the size of the parcels? The parcels range in size from 1.01 to 6.76 Acres. Master plan is here

Can I buy a lot now and build later? Yes, you can! Please message us to discuss details.

Can I buy more than one lot, or combine lots? Yes! Many of our buyers have opted to combine lots and purchase more than one for their homesite.

What’s a barndominium? The term is a combination of two words  – Barn and Condominium.  The short answer is: It’s a beautiful steel framed, single family, luxury residence, with metal siding. Sturdier, more efficient, easier to maintain and upkeep, quicker to construct, and more durable, barndos are the next wave of the housing market future. We are thrilled to partner with Stacee Lynn and her team at Our Barndminium Life in Cleveland, Texas, a.k.a the “Barndo Lady,” and we have worked out a special $250 credit towards your custom Stacee Lynn designed Barndo floor plan.

Are there deed restrictions? Yes, there are restrictions to keep our community beautiful and to protect your investment, though we have also proudly ensured common-sense freedoms to our property owners, that are so often unreasonably denied. Our Covenants and Restrictions have been carefully crafted by some of the actual future residents of the community and they can be found posted on our here.

Are animals allowed? Yes! Our community allows farm animals including livestock, chickens, goats, rabbits, and pets, though there are some restrictions (See Covenants and Restrictions). No commercial farming, commercial breeding of animals, or zoo animals allowed, though some AG exemptions are available for lots larger than 5 Acres.

What about the utilities? We have partnered with the Sam Houston Electric Coop (SHECO) and each lot now has its own meter for electricity. In addition, each parcel will be responsible for providing well and septic during home construction (subject to the Architectural Committee’s approval and the County). Solar Panels are allowed, but please see Deed Restrictions for more details.

Is high speed internet available? Wait…you can have your country and high-speed internet too?! We are pleased to partner with Eastex Telephone Coop, a local ISP/Telco that will offer our residents FIBER internet services with GB plans! Various packages will be available for your own needs. Bye Bye stupid satellite…

How far is the grocery store or shopping center? There are grocers in multiple directions and only 10-15 minutes away including a brand new HEB, Kroger, Dollar General, and dozens of yummy restaurants. Our community is only a short drive from Conroe, Willis, Huntsville, or The Woodlands.
